In January of 2008, Robert A.M. Stern and Silverstein Properties unveiled the details of their latest project. At the time, the project was known as 99 Church Street. The most crucial detail was that they planned for the building to be 80 stories tall, making it the tallest residential building in Manhattan. Additional information included plans to have the hotel operated by Four Seasons, extensive use of limestone, and full LEED certification. Just four months after that announcement, the name was officially changed to 30 Park Place.

After the foundation was laid in 2009, primary construction kicked off once the building permits were approved in October of 2013. Just a few months before those permits were secured, new details of the project were released. The building was slated to have 189 hotel rooms and 157 condo units. Of the condo units, the most expensive was projected to have a price tag around $34M. At the start of 2014, more pricing details were released for the building.

The starting price points that were released were $2.5M for one-bedrooms, $3.7M for two-bedrooms, $4.5M for three-bedrooms, $8.4M for four-bedrooms, and $17M for five-bedrooms. Another detail that came along with this pricing information was that the largest condos would have an incredible 6,000 square feet of space. Additionally, 185 hotel rooms were planned for the first 38 floors of the 926-foot tall tower.

Recently, Corcoran Sunshine Marketing Group started releasing floorplans for the building. Two-bedrooms start at 1,534 square feet and feature two bathrooms, one powder room, corner living/dining room, and a corner master bedroom suite with walk-in closet. The two-bedrooms go all the way up to 1,775 square feet in size — prices for the two-bedrooms range from $3.65-$4.7M, with one-bedrooms still starting at $2.5M. But for the most expensive duplex penthouse, its expected price nearly doubled to $60M.

The 157 residences at 30 Park Place will span between floors 39 and 82. This will provide great skyline and river views. The units will have an average price of $3,000 per square foot. The 38th floor will house amenities that will only be available to residents. Those amenities will include a yoga studio, screening room, and a double-height-ceiling conservatory with a baby grand piano.

Amenities available to both residents and hotel guests will include a fitness center, spa, and three-lane pool. The building will offer a full range of services coordinated through Four Seasons, including housekeeping, twenty-four-hour valet parking, car washing, dry cleaning, in-residence catering. Other available services will include personal, child and pet care, as well as grocery and floral provisions, travel and town car services, and a dedicated residential concierge.

Residents of 30 Park Place will be able to enjoy Tribeca’s excellent dining locations like The Odeon, Mr. Chow, Atera, Brushstroke, and Bouley. Tribeca also features multiple markets including Whole Foods, great shopping, and several beautiful parks.
