After years of speculation and anticipation, concrete details of the condos at 35 West 15th Street in Chelsea began coming to light in March of 2013. One of the first published renderings showed the 299 foot tall building sitting on top of Xavier High School. The exterior, which was designed by FXFOWLE, featured stone and tapered glass. Inside the building, 55 residences were slated to begin on the 8th floor. Estimated prices for the 1 to 4 bedroom residences ranged from $1.575 to $11 million.
Once the details were released, it didn’t take long for buyers to start picking up available residences. By July of 2013, 24 of the 55 units were in contract. That included a 3 bedroom residence on the 24th floor. This unit has 3,369 square feet of space, and was publicly listed for $8.95 million.

FXFOWLE Architects made the design of this building truly unique. Starting at the granite base on West 15th Street, the stone and glass tower soars into the Chelsea skyline. Thanks to the tower’s height of 24 stories, 35XV is designed to provide excellent views for all of its residents. And because the building is angled and features a reflective surface, the design immediately catches your eye. The building is also expected to receive a LEED Silver rating.

Inside the building, designer Benjamin Noriega-Ortiz focused on creating the perfect balance between entertaining and gracious living in each of the residences. In addition to sweeping views, many of the units have ten-foot tall ceilings. Bedroom windows that span from floor to ceiling create a serene and luxurious environment. This relaxing environment is carried over to the master bathroom, which has features including marble floors and countertops, Grohe fixtures, oversized mirrors, soaking tubs, steam showers and radiant heating.


Many of the residences will also feature a powder room with marble quarried in Italy and custom powder-coated fixtures. In the kitchen, 35XV offers its residents Miele appliances, marble countertops and backsplashes, and Poggenpohl cabinetry.
The top-notch living spaces in 35XV will be complemented by a variety of services and amenities. They include an outdoor terrace that’s 80 feet above the ground, a wine cellar with personalized lockers for residents, a chic fitness center and a playroom for children.
Currently, there are six units available for purchase. Five of the units are between $4.055 and $7.15 million. These units range in size from 1,868 to 2,446 square feet. The other available unit is a 4 bedroom, 3.5 bathroom residence with 3,831 square feet of space. It’s located on the 23rd floor, and has an asking price of $12.65 million.
In addition to Chelsea Market being less than 5 blocks down 15th Street, 35XV is right next to The Wine Gallery, Mesa Grill and Tocqueville. Other nearby destinations include Paul Smith and Quad Cinema, as well as countless other culture, shopping and dining destinations that are just a short walk or taxi ride away.
