Located at 21 East 61 Street, the goal of the developers behind The Carlton House is to create homes that balance the historical elegance of the Upper East Side with the most desirable features of a contemporary lifestyle.

History

In 2010, the estate of Leona Hemsley agreed to sell the Hemsley Carlton House for $170 million. The deal was made with a partnership between private-equity firm Angelo, Gordon & Co. and Extell Development Co.

This building was originally designed by Kenneth B. Norton in 1950. At the time, it was designed as a hotel with 161 units. When the building was purchased in 2010, Extell and its partner received approval from the Landmarks Preservation Commission to convert those units into 68 apartments and 1 townhouse.

Architecture

The original exterior of The Carlton House featured limestone and brick. When the building was purchased in 2010 and Beyer Blinder Belle was hired as its architect, the firm knew they wanted to not only preserve the exterior but restore it to its original beauty.

While the integrity of the building was carefully guarded, smart upgrades like new terrace doors and windows greatly increased the building’s energy efficiency, functionality and overall beauty. Thanks to the great work Beyer Blinder Belle, the legacy of this historic building will be intact for decades to come.

The building’s interior design was done by Katherine Newman Design. The goal was to bring a luxurious sensibility to modernism by taking a fresh approach to the early 20th century Art Deco and Moderne movements.

Residences

Each home in The Carlton House features a palette of either Pearl or Mink. With both palettes, residents can enjoy White Oak flooring in both the living room and bedrooms. The Pearl and Mink palettes both showcase marble mosaic floor in the bathrooms. The former has grey and white, while the latter flooring is black and white. Both palettes also utilize exotic woods in the kitchen, with the Mink featuring darker shades of wood.

Amenities


The Carlton House has a gorgeous indoor swimming pool. Residents will have access to a cutting-edge fitness center, which includes a steam room. Other notable amenities include a game room and cold storage room. Interested residents can also opt for private and/or bike storage. On top of that, residents will be able to enjoy the convenience of 24-hour concierge and doorman service.

Because there are 68 different residences available in The Carlton House, there is a wide range of sizes and prices. Currently, residences that are already under contract range from a 1,125 square foot 2 bedroom for $2.9M to a 4,762 square foot 4 bedroom for $27.5M.
