Description

TOWNHOUSE TO BE DELIVERED VACANT-PHOTOS ARE RENDERINGS ONLY

A contemporary seven-story urban mansion located on one of the citys most distinguished townhouse streets in the heart of the Manhattans Greenwich Village Historic District. The residence features a new proposed contemporary interior, rear wall and landscaped garden, along with the restoration of the historic facade of the James Harriott residence, constructed in 1836 in the Greek Revival style.

Facade The project features a proposed, historically informed restoration of the street facade of 271 West 11th Street, in the Greenwich Village Historic District in Manhattan. The proposed design preserves all historic existing elements of the house and restores features of its original 1836 Greek Revival facade, built by James Harriot on land purchased from the famed row house developer James Lockwood.

These restored features include a wide stone stoop and areaway, iron fence, balusters, and newel posts, restored stone sills and lintels, two-over-eight wood French doors and transoms on the parlor floor, six-over-six wood double-hung windows, an elegant dentillated cornice, and a stately entrance evocative of classic 1830s Greek Revival architecture, including fluted Ionic collonettes and glass sidelights and transom surrounding the restored front door. The design is intended to meet the general criteria of the NYC Landmarks Preservation Commission for a Certificate of Appropriateness.

Interior Spaces The proposed residence, designed within the allowed floor area of its zoning lot (TO BE CONFIRMED), offers nearly 9,000 square feet of interior space on seven levels, including a 1,500 square-foot living room, a 900 square-foot, two-story tall garden room and kitchen, seven bedrooms (four with en suite layout), five full bathrooms, and three half-baths. A private elevator serves all of the residences levels, including the spa/pool and the roof terrace. Exterior Spaces Almost uniquely for Manhattan, the residence features five distinct outdoor spaces, including a 2,500 square-foot roof terrace, 1,200 square-foot rear garden, and two 250-foot private terraces, for a total of nearly five thousand square feet of landscaped outdoor space.
