How is rent-to-income ratio calculated?
Divide monthly rent by gross monthly income and multiply by 100. A $3,000 rent and $10,000 gross monthly income produce a 30% ratio.
What is the NYC 40-times-rent guideline?
Some owners use annual gross income of approximately 40 times monthly rent as a screening benchmark, but requirements vary and are not universal.
Should I use net effective or gross rent?
For qualification planning, use the gross rent the owner evaluates and the lease requires, unless the owner states otherwise.
Does meeting an income ratio guarantee approval?
