What this stage accomplishes

The final step is highly coordinated—and directed by counsel.

Your attorney confirms the closing procedure, documents, identification and exact funding instructions. A financed purchase also requires the lender’s closing documents and funds; the building, title or lien professionals and seller’s representatives complete their respective parts of the transfer.

Follow counsel’s instructions exactly and verify any payment direction independently through a trusted contact. The sequence differs for condos, co-ops, townhouses, new developments and remote closings.

Documents by transaction type

What changes between a condo, co-op and financed closing.

The purpose of closing is the same—complete the legal transfer and funding—but the documents differ by ownership structure. Counsel should explain what the buyer is signing and what evidence of ownership will follow.

Condo or townhouse

Real-property transfer documents

The closing generally includes the deed and related transfer, tax, title and recording documents. Title professionals coordinate the ownership record and post-closing recording.

Co-operative

Shares and proprietary lease

A co-op closing transfers the corporation shares and proprietary lease rather than a deed to the apartment. Lien, recognition and building documents may also be part of the closing package.

Financed purchase

Loan and security documents

The lender adds the note, mortgage or co-op loan/security documents, disclosures and funding conditions required for the specific financing structure.

Closing statement
