OPTIONAL NEXT STEP

Explore your co-op financial readiness

Use figures from your offer form to explore a possible co-op purchase: estimated debt-to-income, funds remaining after closing and post-closing reserves.

  1. Carry your figures forwardCopy available financial amounts into a separate worksheet in this browser.
  2. Review and completeCheck the copied amounts and enter any missing costs, financing details and assumptions.
  3. Explore a scenarioCompare adjustable targets, then discuss the results with your broker or attorney.

Educational estimates only. Assumptions may differ from actual building or lender requirements. No result guarantees board or lender approval. Confirm current requirements with your broker or attorney before submitting an offer.

Read limitations and privacy disclosures

Two free calculator sessions; then a free account with a verified email. Market updates are optional. Starting this check does not submit your offer or financial statement.

Readiness limitations and privacy disclosures

Planning estimates, not an approval decision

This worksheet provides illustrative arithmetic from information you enter. It is not financial, legal, tax or mortgage advice, an underwriting decision, a board-approval prediction, or a substitute for a building’s current requirements. No result guarantees approval, affordability, financing or any transaction outcome.

ELIKA does not verify your entries or represent that these scenarios apply to a particular building. Reserve and debt-to-income targets are adjustable planning assumptions and may differ from a building’s or lender’s actual requirements. Before submitting an offer or making a financial commitment, review the results and confirm current requirements with your broker or attorney. Your attorney should advise on legal requirements and governing documents.

Review the amounts you carry over

Only available numeric financial figures are copied. Names, contact details and property addresses are not copied into the readiness worksheet. Blank figures and untouched default zeros are not confirmed amounts. Review every copied amount and supply the missing assumptions. Later changes to your original form are copied only when you choose “Refresh figures from my form.”

Your information and saved copies

The readiness handoff copies figures locally in your browser. The readiness worksheet does not email, upload or send financial details to ELIKA, an agent, a CRM or a co-op board. Its access check uses account and session information, not your financial figures. The original form’s own submission, email and download controls remain separate.

Reloading or leaving clears unsaved worksheet entries. Downloads, printed copies and screenshots remain wherever you save or share them. Downloaded drafts are not encrypted; avoid saving them on shared devices. Browser extensions and your device’s own features are outside this tool’s control. Review ELIKA’s Privacy Policy (opens in a new tab).

Using or sharing a scenario for someone else

Only enter information you are authorized to use. Obtain permission before entering, saving or sharing another person’s financial information. Using this worksheet does not itself create an agency or advisory relationship with ELIKA or mean ELIKA has reviewed, verified, certified or endorsed the inputs or results. When sharing a summary, retain its assumptions, date and complete limitations. Do not describe an output as ELIKA, lender or board approval.

The worksheet includes additional limitations and requires acknowledgment before showing estimates. Saving or printing requires a separate choice. These notices do not waive legal rights or exclude obligations that cannot lawfully be excluded.

Offer-readiness framework

A credible offer is clear, complete and easy to evaluate.

The price matters, but the seller also evaluates financing certainty, liquidity, contingencies, timing and the buyer’s ability to complete the transaction.

01 · Price

Support the number with relevant comparisons.

Evaluate recent sales, current competition, condition, carrying costs and the seller’s positioning before deciding how the offer should be framed.

02 · Down payment

Match financing to the property and building.

Confirm the intended loan amount, down payment and building requirements before presenting the offer as financially executable.

03 · Liquidity

Show the capacity to close and carry the home.

Assets, liabilities and post-closing reserves can be especially important for a co-op board and for sellers comparing financed offers.

04 · Documentation

Prepare lender and financial support in advance.

Use current pre-approval and proof-of-funds documentation appropriate to the transaction and share sensitive records only through suitable channels.

05 · Contingencies

Use protections deliberately, not automatically.

Financing, inspection, sale and other conditions affect both protection and competitiveness. Review them with the appropriate professionals.

06 · Timing

Offer a closing schedule the parties can perform.

Coordinate lender, attorney, building and seller timing before using speed or flexibility as part of the offer strategy.

Before submission

Review four decisions with your team.

Value

What evidence supports the offer, and where does the buyer’s walk-away point sit?

Financing

Are the rate, down payment, contingency and lender documentation internally consistent?

Risk

Which contingencies are necessary, and what does removing or narrowing one change?

Execution

Are the attorney, lender, proof of funds and decision-makers ready if the offer is accepted?

Frequently asked questions

NYC offer-form questions, answered.

Is the highest offer always the strongest?

No. Sellers may also consider financing certainty, contingencies, documentation, closing timing and the perceived likelihood of completing the transaction.

Should a financed offer include pre-approval?

Current lender documentation is generally an important part of a financed offer. Confirm the appropriate letter and supporting information with the lender and buyer’s agent.

How much financial information should be included?

Provide the information requested for the transaction while limiting unnecessary sensitive details. Full account numbers are not needed in this planning form.

Does the generated PDF submit the offer automatically?

No. It organizes information into a document. Review the PDF and deliver it through the process directed by your buyer’s agent or the seller’s representative.

Does completing the form replace legal advice?

No. The form is an organizational tool. Contract terms, contingencies and legal consequences should be reviewed with a qualified New York real estate attorney.

Co-op offer pathway

Present the offer now. Prepare the board financials next.

For many co-op resales, the listing agent may prefer a concise offer form that makes price, financing, contingencies and timing easy to compare. The REBNY financial statement serves a separate financial-disclosure role and is commonly requested again for the board package.

01 · Offer presentation

Submit the terms in the requested format.

Use this form when the listing agent prefers it, then have your buyer's agent review the generated PDF and direct delivery to the seller's representative.

Continue with the offer form
02 · Board package

Build the supporting financial statement.

After an accepted co-op offer, prepare an updated REBNY financial statement—or the building's equivalent—with the supporting records required by the managing agent and board package.

Open the REBNY calculator

Requirements differ by building and transaction. Confirm the current offer and board-package instructions before relying on any standard form.

Buyer-side offer strategy

Present the number with the strategy and evidence behind it.

Offer preparation

A complete offer explains both price and the ability to close.

Price is only one part of an offer. Financing, contingencies, timing, deposit, buyer financials and documentation all affect how a seller evaluates execution risk.

01 · Price

Anchor the offer in evidence.

Comparable sales, current competition and property condition should inform the number and negotiation range.

02 · Financing

State the structure clearly.

Loan amount, down payment and financing contingency should be explicit and consistent with the pre-approval.

03 · Funds

Support the offer with financial readiness.

Proof of funds and a current financial statement help demonstrate the buyer can perform.

04 · Contingencies

Use protections deliberately.

Inspection, financing, appraisal or sale-related contingencies should reflect the buyer’s actual risk tolerance and transaction.

05 · Timing

Align closing and contract timing with the seller where possible.

Flexibility on possession, contract execution and closing can strengthen an otherwise similar offer.

06 · Submission

Make the package easy to evaluate.

A concise cover, clean terms and complete supporting documents reduce ambiguity and help the seller compare offers quickly.
