CONDOMINIUM · BILLIONAIRES' ROW · BUILT 2019
220 Central Park South
Limestone-clad, deliberately prewar in proportion, and the holder of the highest residential sale price ever recorded in the United States.
WHY THIS BUILDING MATTERS
Limestone-clad, deliberately prewar in proportion, and the holder of the highest residential sale price ever recorded in the United States.
Robert A.M. Stern spent a career refining the limestone Manhattan apartment house, and 220 Central Park South is the argument’s conclusion. A 79-storey tower and a lower Villa on 58th Street, both detailed in the idiom of Candela and Roth rather than the glass of its neighbours, on the last unobstructed park-front site on Central Park South.
Planning the numbers? You can compare owning with renting using ELIKA’s NYC Buy vs. Rent calculator, then model the longer-term ownership numbers with the True Carry Cost calculator.
Ken Griffin’s $238 million purchase in 2019 remains the highest price paid for a home anywhere in the United States, and the building has continued to set closed-sale records since. Resale supply is deliberately thin: fewer than a hundred and twenty apartments, most held long-term, and an amenity floor designed around discretion rather than display.
For a buyer, the questions here are about the terms rather than the product. Sponsor inventory is effectively gone, so acquisitions are resales negotiated against very few comparables, and the condominium’s right of first refusal is a live consideration on any contract.

REFERENCE FILE
Use this as a starting point. Offering documents, financial statements, current building rules and transaction records should control any purchase decision.
DAILY EXPERIENCE
What the building provides—and what those services mean for staffing, operations and monthly carry.
NYC PUBLIC RECORDS
Explore city facts and recorded deed amounts. These records are a research starting point—not a valuation, title report, or substitute for due diligence.
Why the numbers differ: 79 profile floors vs. 70 city-record floors; 118 profile residences vs. 117 residential units on the tax lot. ELIKA’s building-profile figures can come from architectural, offering-plan or building source material. City records use tax-lot definitions and may reflect different completion dates, floor counts, unit combinations or filing conventions. Confirm current offering documents and building records for a purchase.
