56 Leonard Street
56 Leonard Street is a condominium in Manhattan’s Tribeca neighborhood designed by Herzog & de Meuron. Its staggered floors create varied apartment layouts, projecting balconies and terraces. Buyers should compare the specific residence’s floor plan, exposure and outdoor space, rather than assuming apartments share the same configuration.

WHY THIS BUILDING MATTERS
Explore 56 Leonard Street, the Tribeca tower known for its offset floors. Read ELIKA’s profile of its architecture, terraces and varied layouts.
Herzog & de Meuron stacked the floorplates with deliberate offsets so that no two upper floors align, which is where the Jenga nickname comes from and, more usefully, where the private terraces come from. Most residences above the base have outdoor space carved out of the irregularity.
Planning the numbers? You can compare owning with renting using ELIKA’s NYC Buy vs. Rent calculator, then model the longer-term ownership numbers with the True Carry Cost calculator.
At fifty-seven storeys it is Tribeca’s tallest by a clear margin, so the high floors hold harbour and river outlooks that nothing else in the neighbourhood can offer.
Because no two floorplates are identical, comparables inside the building are weaker than the unit count suggests. Pricing a line here takes more work than at a conventional tower, which cuts both ways in a negotiation.

NYC PUBLIC RECORDS

Why the numbers differ: 145 profile residences vs. 146 residential units on the tax lot. ELIKA’s building-profile figures can come from architectural, offering-plan or building source material. City records use tax-lot definitions and may reflect different completion dates, floor counts, unit combinations or filing conventions.
