ELIKA buyer roadmap · New York City
Present a complete, consistent board application.
Condo and co-op applications organize the buyer’s financial, personal and transaction documents for managing-agent and board review.
What this stage accomplishes
A strong package makes verification easy.
After contract, the managing agent supplies the building’s current application and submission instructions. Requirements vary: co-op packages are typically more extensive, while condo purchasers generally complete an application connected to the board’s right-of-first-refusal process.
Follow the building’s checklist exactly. Every figure, date and explanation should agree across the application, financial statement, lender documents and supporting statements. Incomplete or inconsistent submissions are a common source of delay.
Build the file
Prepare every document around one verified financial story.
The managing agent’s instructions control. The categories below are a planning framework, not a substitute for the building’s actual checklist.

- Completed purchase application and required disclosures
- Fully executed contract and amendments
- Government identification and requested authorization forms
- Lender or cash-purchase documentation
- Application, processing, move-in and credit-check payments as directed
Financial support
- Current financial statement with assets and liabilities
- Bank, brokerage and retirement statements matching listed balances
- Recent tax returns, income records and employment verification
- Loan commitment and recognition agreement materials when applicable
- Clear explanations and documentation for gifts, trusts, businesses or unusual entries
References and building forms
- Personal, professional and landlord references in the requested format
- Pet, occupant, emergency-contact and insurance information
- Lead, window-guard, house-rule and move-in forms where required
- Signed acknowledgments and authorizations
- Any building-specific supplemental questions or affidavits

BOARD PACKAGE PLAYBOOK
Prepare early. Submit one consistent financial story.
A strong condo or co-op application is less about volume than precision. Use the managing agent’s current checklist as the controlling document, then make every number, date and explanation agree across the application, lender materials and supporting statements.
Start before the deadline
Collect tax returns, bank and brokerage statements, employment verification, identification and reference contacts early. Mortgage commitments and updated statements can take time.
Follow the building’s exact instructions
Every building can require a different order, portal, naming convention, signature method or supporting document. The managing agent’s checklist controls.
Make the financial statement verifiable
Assets, liabilities, income, financing and post-closing liquidity should reconcile to the backup documents. Explain gifts, trusts, business interests or unusual entries clearly.
Choose references carefully
Use references who can respond promptly and speak specifically to character, reliability and professional standing when the building requests them.
Present a readable package
Use a cover/index, clear filenames or tabs, complete pages and the requested order. Avoid blanks unless the form expressly allows “N/A.”
Run a final quality-control pass
Check every field, date, signature, attachment and fee. Compare the purchase price, financing, income and asset figures across the entire package before submission.
Application assembly
Build the package around one verified financial story.
Begin early, follow the building’s current instructions exactly and make every document agree. The managing agent’s current checklist always controls.
Build from the current checklist.
Use the managing agent’s package as the index. Preserve its order and confirm the required forms, signatures, payments, delivery method and deadlines.
Start the slow items first.
Employment or CPA letters, references, lender commitments and recognition-agreement materials often take longest. Request them as soon as the requirements are known.
Reconcile every figure.
Purchase price, financing, income, assets, liabilities and post-closing liquidity should agree across the application, financial statement, tax records and lender documents.
Explain—do not leave blanks.
Use “N/A” where permitted. Add a concise, documented explanation for gifts, trusts, self-employment, business ownership, unusual transfers or another entry that may create a question.
Make verification effortless.
Use current, legible documents, clear filenames or bookmarks, a logical index and the exact requested sequence. Check dates, signatures, totals and attachments.
Protect sensitive information.
Follow the building’s secure-delivery instructions. Confirm whether full account numbers are required before transmitting unredacted records, and avoid informal delivery channels.
Common supporting materials
- Completed application and disclosures
- Executed contract and amendments
- REBNY or building financial statement
- Bank, brokerage and retirement statements
- Employment, income and tax documents
- Lender commitment and Aztech materials
- Personal, professional and landlord references
- Identification and building-specific forms
Cover letters, indexes and fees
A short cover letter and table of contents can improve readability when requested or appropriate, but they never replace complete forms or supporting evidence. Application, credit, move and recognition-agreement charges vary by building; use the current written fee schedule.
Financed co-op purchase: coordinate the loan commitment and Aztech Recognition Agreement with the lender, attorney and managing agent so the board package and financing timeline remain aligned.
